Before you look at what’s “available”, define what actually fits. The goal is to reduce noise and avoid viewings that won’t survive your real constraints.
Consider:
• District shortlist (2–3 max)
• Lifestyle must-haves (walkability, schools, beach access, quiet)
• Building standard (parking, concierge, security, lift, natural light)
• Outdoor space (terrace vs balcony vs none)
• Timeline and flexibility (move date, furnishing needs, pet policy, etc.)
If you’re renting: add lease term, furnished/unfurnished, and monthly budget range.
If you’re buying: add long-term value drivers (building reputation, orientation, floor level, future resale liquidity).
